To:  The Residents and Property Owners of Monitor Township

 

Notice is Hereby Given that the Monitor Township Planning Commission will hold a public hearing on Tuesday, March 2, 2021 at 7:00 p.m.  at the Monitor Township Hall, 2840 MIdladn Rd., Bay City, Michigan 48706, to consider the request of Terry Leser, owner of the below described property, who is requesting a special use permit (waiver) of Township Zoning Ordinance being Ordinance 67 of Ordinances, to permit him to construct a 1,408 square foot accessory structure on his property.  The size and proposed height of the peak and sidewalls are permissible pursuant to the Zoning Ordinance for a piece of property that is approximately 2.5 acres.  However, based upon the configuration of his parcel of property, Mr. Leser is asking for a waiver from the requirement of Section 3.27(a) of the Zoning Ordinance which requires that all detached accessory structures “shall be located in rear yards”. 

 

In order to locate this accessory structure in the rear yard, the Applicant believes it would require disruption to his septic field and existing swimming pool, as well as requiring additional costs and inconvenience of pouring additional drive to allow vehicular access to his accessory structure.

 

The property is zoned agricultural (Ag) and is located within Monitor Township, County of Bay, and State of Michigan, having Parcel Number 09-100-011-200-040-03 and is generally located at 2486 Wheeler Rd., Bay City, Michigan 48706. 

 

Due to the current COVID-19 pandemic, you are encouraged to check the Township webpage to determine whether this meeting will be an in-person meeting at the hall as indicated above or whether there will be electronic instructions posted on the webpage to allow participation and attendance by the public to view this meeting via computer, telephone etc.

 

You are welcome to attend and inspect the proposed site sketch etc. at the Monitor Township Hall, 2483 East Midland Road, Bay City, Michigan, Michigan, between the hours of 9:00 a.m. to 12:00 p.m. and 1:00 p.m. to 3:00 p.m., Monday through Friday, excluding holidays.  During those hours, written comments will be received at the Monitor Township Office prior to the time of the hearing.  However, as previously indicated due to the COVID-19 pandemic, you may wish to visit the webpage for Monitor Township and attempt to inspect the application and zoning map remotely.
